Exceptional ranches, such as Kirk’s Rockin’ K in Collin County, offer close proximity, great improvements, investment opportunities and more. Listed for $15,000,000 by Brian Luker.

Buyers from across Texas and around the world are investing in beautiful legacy ranches that encompass dramatic land and breathtaking views.

More than a place to hang your hat on weekends and holidays, these spreads (both large and small) also offer opportunities for commercial development and investment growth—not to mention the generations of memories that come from spending time with family and friends beneath stunning Texas skies.

Recent sales by agents at Briggs Freeman Sotheby’s International Realty have come from Texas, as well as California, Florida, Ohio and other international locales such as Mexico, Australia and China.

“We’re seeing great interest in ranches within a two-hour drive time of the Dallas-Fort Worth Metroplex,” said David Burgher of the Ranch and Land Division of Briggs Freeman Sotheby’s International Realty. “Many of these ranches also have special attributes such as water, which makes them very attractive to buyers.” Whether it’s a lake, a river or a “live” creek (meaning year round, not seasonal) water is always on the mind of Texas ranchers.

Also important are ranch and property improvements including an up-to-date house, spacious barns, good fencing, pasture land and more.

Burgher says that buyers look for means to make some income to at least cover the operating expenses of the property—including small to large recreational facilities, equestrian facilities, true farms and working ranches or a combination of all. Commercial opportunities also allow owners to maintain an agriculture exemption (and lower taxes.)
